THE VALUE OF APPRAISING YOUR HOME BEFORE DECIDING ON A LIST PRICE

 

Because of unstable market values of homes nationwide, it is a good idea to get an appraisal

from a local appraiser before you decide to sell. This will assist us in knowing how to price your

home accurately so that it will successfully sell in the least amount of time. It will also prevent

the loss of a sale because the bank appraiser comes in with an appraisal that is lower than the

contract price. If you bought your home and added $20,000 of improvements and expect to get

that returned on the sale of the house, you may be surprised. Some improvements, while

making the house more “saleable”, do not increase the value. If you bought your home less than

three years ago, you probably will not have the appreciation to list it for substantially more than

you bought it for. Also – if you used your home as a bank and hope to sell your home to recover

your equity, that may not happen! All these things need to be considered before you sale your home.
