Dianne has been my assistant and marketing person for over 3 years.  Below is a list of her credentials and a list of what she does for us!

My goal is to provide quality customer service to potential customers/clients, current customers and clients and past clients through positive, informative communication and detailed, thorough record keeping and reporting.

Dianne joined Coldwell Banker Upchurch Realty in March of 2004. Prior to this she sold real estate for 17 years, starting out at Jones Creek Golf Community in Augusta, Georgia and 12 years on Lake Oconee. She co-owned and managed her own company with 20 agents until Prudential Plantation Parkway Realty bought them out in 2003. She also worked for a real estate closing attorney as a closing assistant. Dianne’s experience, combined with Cathie’s long list of accomplishments, makes for one dynamic team!

 

Listing Duties

  •  Take photographs & virtual tours of listing
  •  Maintain and update Cathie's web sites
  •  Take complete notes of home for fact sheets, flyers and advertising
  •  Prepare all paperwork with regard to submission of photos
  •  Prepare all paperwork with regard to advertising information for Athens Multiple Listing Service, Georgia Multiple Listing Service, Athens Banner Herald, and the Real Estate Book
  •  Photo copy all information for office files and create a personal listing file for Cathie
  •  Mail Just Listed Postcards to neighbors
  •  Advertise New Listing in Athens Banner Herald (about a 1 – 11/2 week turnaround)
  •  Create text for fact sheet
  •  Submit fact sheet text for Cathie’s Web Page, Realtor.com, Coldwellbanker.com, and treb.com (TheRealEstateBook.com)
  •  Submit photos & virtual tours for Cathie’s Web Page, Realtor.com, and treb.com
  •  Input all activity regarding the listing into report database
  •  Maintain database of showing appointments and gather feedback from agents
  •  Maintain flyers at home (try to re-stock flyers every two weeks or upon request)
  •  Update client on daily activity & feedback (if any) by personal web site and monthly by mailed report.
  •  Sit open houses, as needed
  •  Show property as needed

Sales Duties –

  • Make appropriate copies of sale information and turn in offers/binding agreements to the bookkeeper.
  • Turn in earnest monies to the bookkeeper
  • Fill out Closing information form for Cathie’s office file
  • Coordinate dates with calendar to make sure that deadlines for financing contingencies and inspections are in order
  • Coordinate time and paperwork regarding the closing with the closing attorney
  • Coordinate home inspections with inspector of choice, and attend home inspections as needed
  • Coordinate repairs and repair person, per home inspection reports, on an as needed basis
  • Coordinate the ordering of the wood infestation letter
  • Get copies of the contracts to the closing attorney and the lenders involved in the transaction.
  • Order earnest money from Bookkeeper
  • Attend Closings, as needed
  • Ensure all closed sale paperwork is turned into the company offices.
  • Send out “Just Sold” cards
  • Make sure that all closing information gets reported in List and Sales Reports, and Customer Reports for Cathie’s record keeping
  • Add customers to the Recipe Label List
  • Add customers to the Anniversary Card List – to be mailed cards each year for 5 years
  • Copy Closing statements for the office file, one for Cathie’s file.

Miscellaneous Duties -

  • Answer telephone calls
  • Set up showing Appointments
  • Send monthly and annual mailers to preferred customer list (i.e. Recipe Cards, Anniversary Cards, Holiday mailers, etc.)
  • Maintain data base of clients/customers
  • Assist in maintaining Top Producer data base with information regarding showings of properties, showing feedback, a full customer data base, data base of closings, and addresses of contacts.
  • Prepare any ad-hoc reporting necessary to ensure quality communication and customer service to Cathie’s client/customers
  • Show property, on an as needed basis
  • Sit at open houses, on an as needed basis
  • Write offers, on an as needed basis
  • Negotiate contracts, on an as needed basis
  • Attend home inspections, on an as needed basis
  • Coordinate advertising for special events, on an as needed basis
  • Coordinate luncheons for open houses, on an as needed basis

And any and all other tasks, varying in nature and degree, and

dependent on transaction and customer, too numerous to list!
